Make sure you hire an inspector that is certified by a national and or state compliant organization...ie:NACHI, ASHI, NAHI, (etc).
I am certified by the Natl Assn of Certified Home Inspectors..(NACHI.)
Make sure He / She carry's E&O + liability insurance.
I carry both / verifiable.

Your realtor may have given you a list of inspectors to choose from. I may be on that list, maybe not. The choice of a home inspector is ENTIRELY up to you. You're about to make a major investment, choose your inspector wisely.

While all inspection companies are classified in the same industry, that’s about where the similarities end.
I don’t need a home inspection because I am purchasing a brand-new house.
Buyers should never assume that all systems and components of the new home function and operate properly. Simply put, new construction is no longer a guarantee of quality. But don’t just take our word for it. Even the Council of Better Business Bureaus* agrees that buyers should have their home inspected—old or new—in order to minimize repair surprises at a later date.

A HOME INSPECTION SAVES YOU MONEY ? I usually reveal repairs, maintenance or otherwise, that far exceed the cost of the home inspection. These repairs may be done by the current owner, or, may be negotiated off the asking price. End result, the home inspection saves you money, not costs you money.

MY PROMISE TO YOU: Choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work. Ultimately a thorough inspection depends heavily on the individual inspector's own effort. If you permit me to inspect your new home, I guarantee I will give you my very best effort.
WHAT REALLY MATTERS
Buying a home ? The process can be stressful. A home inspection is supposed to give you piece of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This will include my report, maybe a radon report, termite report, + what I might have to say to you during the inspection. All of this, combined with the seller's disclosure, and what things you might notice on your own, makes the experience even more overwhelming. What should you do ?
R E L A X
Most of your inspection will be maintenance recommendations, life expectancies, and minor imperfections. These are nice to know about. However, the issues that really matter will fall into 4 categories:
1. Major defects (such as a structural failure)
2. Things that lead to major defects (a small roof leak)
3. Things that may hinder your ability to finance, legally occupy or insure the home. (asbestos / lead, etc)
4. Safety hazzards ( gas leak, electrical issue, etc)
Anything in these categories will be addressed. Often serious problems can be corrected inexpensively to protect life and property.
MOST sellers are honest and are often surprised to learn of defects uncovered during an inspection.
Be aware, sellers are under no obligation to repair everything mentioned in the report. NO home is perfect. Keep things in perspective. Don't kill your deal over things that don't matter.
